Are you after a slice of exclusivity on one of London’s most expensive streets?
You’ll need to front a hefty chunk of cash… at least £38million, to be precise.
And that’s not including all the renovation work you might have to do.
An 11-bedroom house on Avenue Road, in St John’s Wood, has landed on the market for the first time in 63 years.
From the outside, the property looks pretty great.
It’s set on half an acre of land on the east side of St John’s Wood, on one of the most prestigious roads around.
Its location is the real selling point, as the home sits close to the West End and on the same street previously lived on by celebs including Rihanna and Anthony Joshua.
Plus, it’s right by Regent’s Park, with plenty of nice shops and cafes a few minutes away.
There’s just one problem: the Savills listing doesn’t have any photos of the interiors… so it’s not clear how much needs to be done in terms of any DIY work.
It does seem that some renovation will be required. Planning has been granted to extend the property and take the total space up to 18,036 sq ft, and Savills suggests the creation of a lower ground floor and rear extension.
‘The newly formed lower ground floor would house some exceptional facilities including a swimming pool, spa, sauna, games room and generously sized cinema room,’ reads the listing.
‘The ground floor extension includes a new, substantial, and state of the art kitchen and dining area with a flat green roof which the master bedroom looks onto. This area will benefit from vast amounts of natural light along with garden views.
‘The main body of the house is also extended to the rear, gaining extra square footage to the main living room and formal dining room. This extension also creates a new first floor terrace that serves bedrooms three and four.’
We have floor plans you can take a gander at, too, to give a better sense of what’s going on behind that red brick facade.
For now, there are three floors – we’ll start with the ground level.
Here, there’s a large garage for all your fancy cars, a store room, a garden room (leading out to – you guessed it – a massive garden), a sitting room, a drawing room, a posh reception hall, a dining room, and a snazzy kitchen, complete with a staff sitting room.
Go up a level and you’ll find the principal bedroom, which of course has its own dressing room and en suite bathroom.
There are ten further bedrooms, spread across this floor and the one above, plus five more bathrooms and an attic.
A proposed floor plan reveals a vision for an even posher mansion, with the expansion of the ground floor – to include a larger kitchen and a library – and the addition of a lower ground level, which would be home to a swimming pool, a plant room, an entertainment and cinema space, a laundry room, and wine storage.
All that would create quite the luxury pad, so it’s no surprise Savills is expecting strong interest from the elite.
